Periodic Electrical Inspection & Report - to BS 7671

The IEE Wiring Regulations (BS 7671) require that Periodic Inspection and Testing of electrical installations is carried out at such intervals as are consistent with the type of installation, its use and operation, the frequency of maintenance, and the external influences upon it.

Examples of maximum recommended initial periods between inspections are as follows:

 Office Buildings   Every 5 years
 Retail Premises   Every 3 years
 Swimming Baths   Every year
 Domestic Dwellings   At change of occupancy, or every 10 years

It is recommended by the Institute of Electrical Engineers, that buildings over five years old are subjected to a periodic inspection, and as a minimum should continue to be inspected and tested every five years; a report of inspection should be issued, together with test results and any recommendations.

Extent of the Work
When entering into an agreement for electrical inspection and testing of a building under your control it is a fundamental requirement that the extent and limitations of the inspection and testing are fully described.  It is recommended that the following be agreed prior to beginning the work, and we can assist you in determining your exact requirements for inspection and testing.

As it is neither practical nor possible to inspect all parts of an installation, we will agree a sampling process.  This is normally in the order of 10%-20% of all accessories, fittings and control equipment.

For much of the testing the electrical system will be switched off.  If this is a problem we can arrange the work at times when this is more convenient.

We will agree before commencing the work the amount of down time that can be tolerated and arrange a provisional program for switching off – totally, and individual areas or distribution boards if required. 

Reports
On completion of the Inspection and Test a report will be provided, detailing the condition of the installation, results of all tests carried out, a list of any faults, and recommendations and a conclusion as to relative safety of the installation.

In conjunction with requirements from the Institute of Electrical Engineers (IEE) and Local Authorities,
PAT Testing Aberdeen recommend the following inspection and testing timescale for let properties:

Gas Safety Inspection Test Details:

GAS - Testing of up to Three Appliances.

Boiler:
Boiler Position checked and reported on
  • Flue test - recording of carbon monoxide level
  • Inspection of correct ventilation
  • Earthing of boiler and pipework - visual check
  • Performance of boiler, safety and efficiency

    Gas Hob:
  • Check isolation control to hob
  • Check ignition to hob
  • Check all burners are running correctly and not blocked

     

    GAS FIRES (One Only):

    Standard - Gas Fire:
  • Remove fire and back plate
  • Check chimney clear and smoke pellet
  • Refix back plate and reinstall fire
  • Test for spillage
  • Check for performance and efficiency
  • Inspection of correct ventilation


    WE ISSUE A REGP45 CERTIFICATE
    Together with a detailed report on any defects and a detailed estimate for us to carry out the works.
    We also remind you one month before a certificate must be renewed.
